Hello, your block is nice but why not using the command "DIMORDINATE" instead.
Any explanation contact me or see my drawing FEET-METERS.dwg in the CAD blocks library.
You can also have a rectangle surrounding your text by setting a negative space under you text.
You can also write : + 235,250 m by using good settings of a special dimstyle.
